    Our Tenants can pay their rent on line!

    I am please to announce that now our tenants have a variety of ways to pay their rent all with no additional costs or fees.  Here are all the ways to pay your rent if you live in a home managed by Exit Realty Professionals Elite.

    1.  Come to the office and drop off a check, cash, money order, or bank check during business hours.
    2.  Come to the office anytime after business hours and use our 24 hour drop box.
    3.  Mail your rent to the office, we suggest no cash!
    4.  Log into your account via our website and schedule a rent payment to be taken from your bank account and deposited into our bank account.
    5.  Have your bank set up auto payment (your bank may charge fees)

    These options allow our tenants ease of payment, making for a less stressful time.  Even if your out of town, you can pay your rent with no worries.

    Why Landlords need Property managers who conduct interior inspections.

    This week we conducted over 40 interior inspections.  This is something we do for all of our rental properties every 3-4 months.  Needless to say, this is no easy task, as it takes us several 8-10 hour days to complete all of the properties within our system.  However, a long time ago we made the decision to provide this service within an industry that lacks the service. The need was present so we took on the task.  Here are just a few reasons you want Exit Realty Professionals Elite to manage your investment.  This week alone we saved our landlords a lot of money, vacancy time, and headaches.  If your property manager does not do interior inspections how would they find these issues until it is too late?  Here is a disclaimer:  Not all of these issues were present in our rental homes, however they can and will happen at sometime if you are not aware of them.

    1.  Sprinkler system turned off, allowing the grass to dry and die.
    2.  Unwelcome pets.
    3.  Unwelcome additional tenants.
    4.  Fire Hazards.
    5.  Life and Safety Hazards.
    6.  Painting without written approval.
    7.  Substitution of appliances and poor storage of such.
    8.  Poor House keeping.
    9.  Storage of hazardous waste and materials.

    Save yourself the time and aggravation and hire a property manager who will do interior inspections!  Here are a few pictures of what could happen to you if you do not inspect a property.  These pictures were taken from a home where the landlord did not inspect the property for two years and when the tenant stopped paying the rent regularly the landlord hired Exit Realty Professionals Elite to try and fix his problem.  Unfortunately, this is what we found when we took over.  If the landlord would have been doing regular inspections it would never have gotten this bad!

    How the Holidays effect rent collection!

    Over the years we have learned to expect the holiday season to greatly effect the ability to collect rent.  While we are not psychologists it seems to be a human pattern to over spend for the holidays.  Thus when the 1st of the month comes around there are a lot of people scrambling to find the money to pay rent.  I am not sure why people behave this way, you would think they know that rent is due on the 1st of the month.  However, I guess many people think it is better to provide their children with the latest tech toy or video game rather than a safe, secure roof over their heads and a warm bed to sleep in.  Is it possible to tell our children "NO" in today's time?  Do you budget for the holidays?

    I am curious to hear some input from others on this topic.  We can relax during the holiday break from work at the end of December, however come the 1st of January we are back at it and our jobs have just become more difficult as compared to the rest of the year.  I am thankful that this "Holiday Effect" does not infect everyone just a select few and we appreciate the tenants who have not allowed the season to be the reason for being late on their rent.

    Mortgage Debt Relief Act Extended!

    Great News, reported yesterday that Congress approved an extension of the Mortgage Debt Relief Act.  What this means is that home owners who are facing foreclosure may now short sale their property and they will not be held liable for paying taxes on the difference between what they owed and what the property sold for.  This also means that we should see less foreclosures in the market place and more pre-approved short sales.

    Investors should be able to reap the benefits from this as prices and interest rates are currently at an all time low.  However, we fully expect to see prices continue to rise in 2013 as we follow a price increase from 2012 of over 5.9%

    Happy New Year!
